He ultimately transformed the property into a sustainable private community and country club known as Teháma, aiming to create a highly-exclusive private community that doubles as a vast nature preserve.

On the 300 acres of the property, there exist only 90 home sites, resulting in over 85% of Teháma being preserved for the environment. The golf course, designed by architect Jay Morrish, opened in 1999. Membership to the club is strictly by invitation.

Original undeveloped home sites were priced between $1.5 million and $6.25 million, with the pricier plots offering 10-acre lots boasting expansive ocean views. Unsurprisingly, Clint chose one of the finest lots for himself. He developed a sprawling mansion of 16,000 square feet on a 14-acre plot, conveniently located just a few minutes away by golf cart from the main clubhouse and restaurant. In the late 1990s, Pebble Beach Golf Links was placed on the market by the Japanese-based Lone Cypress, Co. Former Major League Baseball commissioner Peter Ueberroth quickly learned of the sale and moved to assemble an investment group. He reached out first to his close friend and neighbor, Clint Eastwood, along with Richard Ferris, the former CEO of United Airlines, as their third primary partner.

Each of these three contributors invested $20 million for their share. They also recruited 132 private minority investors, including the legendary golfer Arnold Palmer, each contributing between $2 and $10 million.

Despite their final offer of $820 million being less than the $1 billion proposed by competitors, Lone Cypress accepted the deal due to the promise of closing in just 10 days.
